Phase 1: Discovery & Pre-Construction Planning

What happens:

We begin with a detailed consultation to understand your architectural goals, functional requirements, and project timeline. Following an on-site discovery meeting, we assess structural considerations, code requirements, and site logistics that will impact scope and investment.

Once engaged for Pre-Construction Services, we become your construction partner throughout design development—collaborating with your architect/deisgner to refine details, develop comprehensive cost estimates, manage permitting and regulatory approvals, and create a detailed construction schedule. This phase ensures your project is fully vetted before construction begins, eliminating the costly surprises that plague projects rushed into production.

Timeline: 6–12 weeks, depending on project complexity.

Phase 2: Construction & Project Execution

What happens:

With planning complete, our team is on-site daily—coordinating trades, inspecting work quality, and maintaining the meticulous standards that define Gold Beech projects. You’ll receive daily and weekly progress updates with photo documentation, schedule status, and upcoming decisions requiring your input.

Our approach prioritizes building science fundamentals—proper flashing, air sealing, thermal continuity, and moisture management—ensuring long-term performance. We treat your property with care: daily cleanup, HEPA filtration for dust control, protective coverings on finished surfaces, and respectful interaction with neighbors. For occupied renovations, we coordinate work zones to minimize disruption to your daily life.

All scope of work modifications are documented with detailed pricing and timeline impacts before proceeding, ensuring complete transparency around cost implications.

Timeline: Varies by project scope—typically 6–10 months for substantial renovations, 12–16 months for custom homes

Phase 3: Completion & Long-Term Support

What happens:

As construction nears completion, we conduct a comprehensive preliminary walkthrough to address any outstanding items before your final review. During the final punch-list walkthrough, we review every element of the completed work, demonstrate systems operation, and provide extensive documentation including home-specific service guides, service schedules, warranties, finish selections and product specifications.

Our relationship doesn’t end at project completion. We return at the 6-month and 12-month mark for a comprehensive review, addressing any seasonal issues or minor adjustments. This long-term accountability reflects our confidence in both our work quality and our willingness to stand behind it.
